Luxury Detached homes between Las Rotas and the Montgó
From €1,263,000, plus taxes and costs
Between the rocky coves of Las Rotas and the pine foothills of the Montgó, in one of Dénia’s most established residential addresses — and within walking distance of the town’s shops, restaurants, schools and services.
Eleven detached homes, each with its own pool and garden, named after the winds of this coast. Every model answers its plot differently, but all share the same language of low horizontal planes, dry-stone cladding and deep porches. Inside, an open kitchen, dining and living space runs the depth of the house and opens on both sides, with the same porcelain running out to the terrace and pool. Homes are configured as three or four bedrooms with three or four bathrooms.
The specification is what separates this from most new build on the coast: aerothermal heat pump with underfloor heating throughout, ducted air conditioning zoned per room, photovoltaic installation, Guardian Sun glazing in thermally broken aluminium, Santos kitchen with Bosch appliances, home automation, and a saltwater pool with heating pre-installed.
One home is complete and ready to move into. Five plots remain across three models, built to buyer specification from two coordinated material schemes. Contact us for the key-ready unit and current availability.

Key features
Living in San Juan, Dénia
San Juan sits on the eastern side of Dénia, between the town and Las Rotas — detached houses on generous plots, mature pine, the Montgó rising behind. Quiet, but walkable to town, which very few positions on this coast manage.
Dénia is the capital of the Marina Alta and a UNESCO Creative City of Gastronomy, with a restaurant scene running from beachfront rice houses to Michelin-starred kitchens. The historic centre climbs to an 11th-century castle, and the town keeps a real year-round population rather than emptying out in October.
Les Marines runs for kilometres of flat sand north of the port; Las Rotas turns rocky to the south and east, with clear-water coves minutes below San Juan. The Montgó natural park rises directly behind the development, with walking and cycling routes to the 753 m summit and across to Jávea. The port runs year-round Baleària ferries to Ibiza, Mallorca and Formentera.
Alicante–Elche airport is around an hour and a quarter by car, Valencia around an hour and a half, both via the AP-7. Jávea and Moraira lie south along the coast.
