Some gardens you walk through. This one you get lost in.
Somewhere between the palm garden and the lemon trees, the morning slips away. The light comes low across the lawns, the irrigation has already done its quiet work, and Montgó rises over the treetops. This is Finca Tres Palmeras, a private country estate in the green valley between Pedreguer and La Sella. Behind its gates, everything has been arranged for the long, slow pleasure of being outdoors.
The land is the headline, and it is remarkable. The grounds are fully fenced, and they’re easy to get around and genuinely usable from one end to the other. That’s a rare thing in the Marina Alta, where so many fincas step steeply down the hillside. The garden unfolds as a series of rooms: a palm garden with the three mature palms that give the finca its name, a raked Zen garden for stillness, a citrus grove, and an orchard of olive, fig, carob, avocado and even lychee. There are raised vegetable beds, towering Paulownia empress trees and climbing luffa. It is the kind of garden that takes decades to grow and cannot be bought ready-made anywhere else. You’ll be picking your own oranges in February, figs in late summer and avocados when the neighbours are buying theirs.
The main house is built in classic Mediterranean style and was completely renovated in 2022, from the electrics and flooring to the bathrooms and the heating. It has four bedrooms, a home office, and generous, light-filled living and dining rooms with a separate fully equipped kitchen. When the evenings turn cool in January, a wood-burning stove takes over the living room. The rest of the year, a Panasonic heat pump and split air conditioning keep every room exactly as you want it.
Outside, the estate is made for gathering people. A covered summer kitchen has a wood-fired pizza oven and a barbecue grill, so lunch for twenty is as easy as lunch for two. Shaded terraces sit beside the swimming pool, which is warmed by its own dedicated heat pump. That means the swimming season starts well before Easter and runs long after the summer crowds have gone home, all with Montgó as the backdrop.
Across the garden, a separate guest house gives family and friends a home of their own. It has been newly renovated and furnished, with a bedroom, living and dining room, kitchen, shower room and a large covered terrace. It is already registered for holiday rental, so it can earn its keep between visits.
The finca is also a genuinely self-sufficient home. A large solar array feeds substantial battery storage, so the house runs on its own sunshine for most of the year and switches over automatically if the grid goes down. Generator connections are already in place. Irrigation water comes from the agricultural supply and is stored in a vast underground cistern, then distributed through a twelve-zone automated system. Every pump runs on a schedule, which also protects against leaks. Drinking water passes through multi-stage filtration with UV sterilisation and a water softener. Starlink satellite broadband and a mesh Wi-Fi network reach out into the garden, so working from the terrace is a real option.
Add a double garage, generous parking inside the gates, and the coast just minutes away, and Finca Tres Palmeras offers something increasingly rare on the Costa Blanca North: real land, real privacy and a garden that feels like its own small world.
An accessible, fully landscaped country estate near La Sella, with a botanical garden, a heated pool, a guest house and a high degree of energy independence, minutes from Dénia and Jávea.

AREA GUIDE
Where is Finca Tres Palmeras?
Finca Tres Palmeras sits in the countryside between the town of Pedreguer and La Sella, in the Marina Alta comarca of Alicante province on the Costa Blanca North. It lies beneath the Montgó massif, inland from the coastal towns of Dénia and Jávea.
What is La Sella known for?
La Sella is best known for La Sella Golf, a 27-hole championship course designed by José María Olazábal and opened in 1991. It sits at the foot of the Montgó Natural Park near the village of Jesús Pobre. The resort also includes the five-star Denia Marriott La Sella Golf Resort & Spa, with its restaurants, spa and practice facilities. The surrounding valley is green and agricultural, with orange groves, vineyards and old country houses, which makes it one of the most sought-after rural settings on the Costa Blanca North.
What is Pedreguer like?
Pedreguer is a traditional Valencian town in the Marina Alta with an authentic village centre, local shops, restaurants, healthcare services and weekly markets. It is close to the AP-7 motorway, so it is quick to reach the coast and both Alicante and Valencia. That mix of real Spanish town life and easy connections makes it popular with families and year-round residents.
What amenities are nearby?
Supermarkets, restaurants, pharmacies and healthcare services are all minutes away in Pedreguer. Dénia, about 15 minutes away, adds a full range of shopping, a hospital, a marina and ferry connections to the Balearic Islands. Nearby Jesús Pobre holds a popular Sunday farmers’ market, the Mercat de la Terra.
How far is the property from the airport?
Alicante-Elche Airport (ALC) is about an hour away by car and Valencia Airport (VLC) about an hour and a quarter, both mainly along the AP-7 motorway. Between them they offer year-round connections to the UK, across Europe and beyond.

Yes. From June 2027, United Airlines will run three weekly services between Valencia and Newark, a United hub with onward connections across the United States. Air Transat already runs a year-round service between Valencia and Montreal. Valencia Airport is about an hour and a quarter from the property.
